Swire Debuts Upper House Residences in Bangkok — A Game‑Changer for Luxury Developers
Swire Hotels and City Dynamic (a joint venture between Swire Properties and City Realty) have officially launched the world’s first Upper House branded residences in Bangkok, setting a new luxury benchmark in Southeast Asia.
Located on the prestigious Wireless Road, the development comprises two ultra-luxury freehold towers: Upper House Residences Bangkok (52 storeys, 156 units) and The Wireless Residences by Upper House (71 storeys, 239 units).
Both buildings look out over green spaces like Lumphini Park and Benjakitti Park, and are steps from Bangkok’s top shopping, diplomatic enclaves, international schools, and hotel districts.

Foster + Partners is behind the architecture, while PLandscape designs sky terraces and gardens to seamlessly integrate nature.
Interiors in the Upper House tower will be crafted by BAR Studio, focusing on warm, textured, hospitality-inspired designs; wellness amenities will be powered by GOCO Hospitality. In The Wireless tower, PIA Interior brings a local, functional design approach combined with Upper House’s signature front-of-house services.

The project is deeply rooted in sustainability, with green terraces, wellness programming, and a forward-thinking, service-led residential model that leverages Upper House’s “Houses not Hotels” philosophy.


With construction already underway (started in April 2025) and expected completion by 2030, these residences mark a strategic brand extension for Upper House, aligning its globally recognized hospitality reputation with long-term residential value.
