APAC's luxury revolution: 11% CAGR in Branded Residences
The region has seen momentum since 2020. Vietnam's GDP growth touches 6.5%, with the Philippines at 6.1%.. Every curve echoes the aerodynamic precision of its namesake. Down the coastline, residents drive their supercars straight to their front doors, sixty stories up.
The branded residence landscape will nearly double, with 43,100 new units across 180 projects from 2025. In Singapore, condos fetch USD 23,026 per sqm., while Maldivian resort villas stand at USD 11,546 per sqm.
A new wave of luxury buyers fuels this spike: UHNWI populations across emerging markets qqproject 45.2% growth by 2028.

The markets setting the pace
Thailand dominates (16,271 units, 65 projects, 23.3% of regional supply). Phuket, once a resort escape, stands as a year-round luxury hub where Banyan Tree and Andara set new standards.
The Philippines follows (17.3% share, 13,276 units), with Manila' urban evolution commanding higher premiums than resort properties.
South Korea completes the trio (11.6% supply), where Marriott International's Seoul Residences showcases five-star living.
Tomorrow's luxury markets
Vietnam leads the next wave with 11,390 units across 36 developments. In Da Nang, international property buyers have nearly doubled to 15% since 2019.
Indonesia and Malaysia emerge strong, with Jakarta's Shangri-La Residences offering urban flair.

While 85% of projects maintain hotel heritage, the market embraces new directions.
